Metro Cebu's office vacancy rates decreased to 14% in Q3 2025 from 28% in 2022, with over 96,000 square meters of office transactions in the first nine months. Cebu IT Park emerged as the leading business hub outside Metro Manila, attracting global brands and IT-BPM firms.
Its strategic location, 45 minutes from Mactan-Cebu International Airport, features robust infrastructure and natural disaster resilience. The site, transformed from Lahug Airfield into an IT Special Economic Zone in 2001, includes significant developments like Ayala Land's Central Bloc and Arthaland's Cebu Exchange.
The flexible workspace sector is thriving, with Cebu IT Park accounting for 75% of Metro Cebu's flex inventory, offering 10,500 seats from various operators. Colliers forecasts tighter availability in the next three years, urging developers to prioritize green, disaster-resilient office spaces.
