Lancaster County Cold Storage Facility for Sale, Possible Data Center Conversion
Americold's cold storage facility in West Hempfield Township, valued at $455 million, is for sale due to operational challenges. The property is seen as a potential site for data centers, pending new zoning regulations allowing such developments.

Americold's automated cold storage warehouse at 3800 Hempland Road is on the market, with operations set to wind down by year-end. The 246,000-square-foot facility, which cost $165 million to build, has not met operational expectations, leading to its closure less than four years after opening.
Located on a 40-acre site identified for potential data center use, the property faces new zoning regulations limiting data center size to 120,000 square feet. Despite this, its existing infrastructure may attract interest from developers.
The facility is currently only 40% occupied and has experienced integration delays into Americold's supply chain. The possibility of redevelopment remains open as Americold considers future options.
