Phoenix Investors Acquires Former Caterpillar Site in Delavan
Phoenix Investors has purchased the former Caterpillar property in Delavan, spanning approximately 1,000 acres. City officials are uncertain about future developments as the site lies outside city limits, limiting local control over potential uses.

The former Caterpillar site in Delavan, encompassing around 1,000 acres, was sold to Phoenix Investors. The acquisition concluded over a month ago, but specific terms remain undisclosed. Adam White, the mayor, noted that the site will not currently be developed into a data center; instead, it may be leased to other companies for transporting materials.
White is exploring legal options regarding the possibility of annexing the property. The Tazewell County Zoning Board of Appeals is expected to finalize regulations concerning data centers by September, which could impact future site uses. Officials are divided on data center developments, with some advocating for further discussions to address community concerns.
