City of Industry Considers Data Center Development at Puente Hills Mall Site

DATA AND AI INFRASTRUCTURE

City of Industry officials and Real Estate Development Associates (REDA) are discussing a potential data center at Puente Hills Mall, following REDA's acquisition of the property in August 2024. An updated project description submitted on January 26 outlines options for either two large logistics buildings, up to 1.6 million square feet, or smaller industrial and commercial structures with a maximum of 813,540 square feet for industrial and 450,000 square feet for commercial uses.

The proposal includes a 10 megawatt edge data center, which is smaller than traditional centers. REDA is seeking a general plan amendment to change zoning for these projects, which require city approvals.

The mall, originally opened between 1974 and 1975, sold for $115 million in 2024. Community concerns about environmental impacts and transparency over the proposal have surfaced, with public opposition noted at City Council meetings. The city plans to conduct an environmental review before any project approval.
