Colliers Report: Data Center Land Prices Surge to €3,000 per Square Meter in Germany
Data center land prices in Germany have reached record levels, with costs up to €3,000 per square meter. A Colliers analysis reveals that in 2025, approximately €1.2 billion was invested in data center transactions, representing 5% of the total commercial real estate volume of €25.2 billion. Berlin and Frankfurt are the primary locations for these transactions, predominantly for plots larger than 5 hectares. Demand for data center capacity is projected to rise by 14% annually, driven by increasing digitalization, while available land is decreasing.

In Germany, land prices for data centers have reached up to €3,000 per square meter, significantly higher than industrial and logistics sites. A Colliers analysis indicated that in 2025, €1.2 billion was allocated to data center transactions, constituting 5% of the total commercial real estate volume.
Most transactions occurred in Berlin and Frankfurt, with around 90% focusing on plots for development. The demand for data center capacity is expected to increase by 14% annually, reflecting the ongoing digitalization, while suitable land availability is decreasing. Germany currently has about 2.5 gigawatts of data capacity, projected to double by 2030.
