East Union Township Proposes Zoning Amendment for Data Centers with Restrictions and Approval Requirements
East Union Township has proposed a zoning amendment to regulate data centers, imposing restrictions on noise, vibrations, and requiring emergency response plans, as well as documentation for power and water sources. The proposal permits data centers only in general industrial areas, mandates conditional use approval, and necessitates compliance with safety standards and environmental impact assessments. A public hearing is set for January 15 to discuss the amendment.

East Union Township has proposed an amendment to its zoning ordinance that restricts the establishment of data centers, setting limits on noise and vibrations while requiring emergency response plans and documentation of power and water sources. A public hearing is scheduled for Jan. 15, at 5:30 p.m. in the municipal building.
The proposal allows data centers only in general industrial areas, with buildings up to 80 feet tall and at least 200 feet from homes, schools, or churches. Data centers must obtain conditional use approval, demonstrating adequate utility supply, traffic, and environmental impact.
The Delaware River Basin Commission must approve water withdrawals exceeding specified limits. The proposal mandates sound and vibration studies, an 8-foot buffer zone with landscaping, and adherence to safety standards set by the National Fire Protection Association. Developers must also prepare decommissioning plans with financial assurances.
