Following a $7.09 billion buyout led by Starwood Capital Group and Warburg Pincus in July 2025, the company has successfully generated over $2 billion in net proceeds from asset sales since January 2025.
ESR's strategy includes a significant development pipeline valued at approximately $9 billion, focusing on logistics and a planned data center capacity of over 3 gigawatts in key markets. This approach highlights the growing importance of industrial land and power in the Asia-Pacific region, as efficient goods movement and cost-effective data management become critical. A trend towards asset recycling could intensify competition for industrial land, permits, and power resources.
