Fourth Power Signs 47,500 s/f Lease at New Advanced Manufacturing Campus in Bedford, MA

Newmark has arranged a 47,500 s/f lease for Fourth Power at 44 Middlesex, a new 147,000 s/f advanced manufacturing campus in Bedford, MA. This lease reflects strong demand for advanced manufacturing facilities in Greater Boston's innovation ecosystem.

The landlords, Camber Development and Wheelock Street Capital, were represented by Newmark's Torin Taylor, Rich Ruggiero, Matt Adams, Tyler McGrail, and Rory Walsh. The tenant was represented by Rob Glor and Michael Goodwin of Rise73.

Fourth Power plans to move into the space in summer 2026. The company is developing a long-duration thermal energy storage system, originating from MIT and supported by investors including Munich Re Ventures and Bill Gates' Breakthrough Energy Ventures. The campus offers immediate availability of 100,000 s/f and is designed for advanced manufacturing and life sciences, with the surrounding area seeing over 1 million s/f of recent life science leases.
