Grand Island City Council Approves $4M TIF for Sterling Estates Apartment Complex
The Grand Island City Council approved $4,014,534 in Tax Increment Financing for the final phase of Sterling Estates apartments on March 24. The development will include 120 units and is expected to cost $20,180,589, with completion scheduled for 2028. Additionally, the Council approved a $1,205,115 bid for a UV disinfection system for the wastewater treatment plant and a $50,000 funding request for a downtown speaker system.

On March 24, the Grand Island City Council voted 7-1 to approve $4,014,534 in Tax Increment Financing for the final phase of Sterling Estates apartments, proposed by TS25, LLC. The development includes 120 apartment units, with construction starting in April 2026 and completion expected in 2028.
The total project cost is projected at $20,180,589. The Council also approved a $1,205,115 bid from Trojan Technologies Corp. for a new UV disinfection system for the wastewater treatment plant, and a $50,000 request for a downtown speaker system, funded through keno funds.
