Igor Gabal purchased the 12-story office building at 300 West Adams in Chicago for $4 million, a 90% discount from its last appraisal. The building, with an occupancy of only 50%, requires an annual ground lease of $1.4 million.
Following the acquisition, Gabal encountered legal disputes, including a lawsuit from former partners who claimed they were excluded from the deal and another from his current partner over mishandled funds. The office market in Chicago has struggled, with 29.5% of downtown office space available for rent.
Gabal plans to convert part of the building into a data center to increase its value. Meanwhile, the real estate sector remains competitive, with other investors pursuing similar distressed properties. Gabal, originally a multifamily property investor, aims to expand his real estate presence in the Loop despite recent setbacks.
