India Partners with Private Equity for REITs Involving State Assets
India is seeking collaboration with private equity firms like Blackstone and Brookfield to create real estate investment trusts (REITs) for state-owned fiber networks and land assets. This initiative is part of a broader strategy to monetize government assets and attract institutional investment, particularly for data center infrastructure.

India is considering partnerships with firms such as Blackstone and Brookfield to establish REITs that would leverage optic fiber networks and land assets from state-run enterprises. The initiative aims to accelerate asset monetization as proposed in the 2026-27 Union budget, enabling the government to convert infrastructure into tradable securities.
The entities potentially involved include Bharat Sanchar Nigam Ltd, RailTel Corp. of India Ltd, and Power Grid Corp. of India Ltd. The plan may expand to include specialized data center trusts, enhancing its appeal to investors.
Existing regulatory frameworks for data centers and past experiences with REIT structures are expected to facilitate the process. However, complexities in asset unbundling and compliance with data security regulations could pose challenges for institutional investors.
