Lincoln Property Co. and HIMCO have secured a lease for their 435,680-square-foot warehouse in Houston to Modular Power Solutions. Stream Realty Partners negotiated on behalf of Modular Power Solutions, while Lincoln's team handled the owner's side.

The Maverick Distribution Center, completed last year, features 40-foot clear heights and was financed by a $28.5 million loan from Texas Exchange Bank in 2023. Houston's industrial leasing activity rose 2.1% year-over-year in 2025, reaching 33.1 million square feet, despite a 26.2% drop in total transaction count. Average rents increased by 4.7% to $7.78 per square foot.
