NVR Proposes 1,010-Home Development Near Gainesville's Digital Gateway Project
NVR has proposed a redevelopment of Catharpin Valley Estates into a 213-acre community with 1,010 homes in western Prince William County, about a mile from the Digital Gateway data center rezoning area. The development includes 400 single-family detached homes, 322 townhomes, and 288 multifamily units.
A comprehensive plan amendment is necessary to change the land use from agricultural to residential. Gainesville District supervisor George Stewart opposes the high density of the proposal, citing inadequate infrastructure and ongoing legal challenges related to the Digital Gateway project. He noted that significant road improvements would be needed to support the proposed housing density.
