U.Va. Advances $350M Biotech Facility with Adaptive Strategy
U.Va. is progressing on a $350 million biotech facility, with a partial fit-out of 354,000 sq ft scheduled for next year. This project reflects the need for flexibility in design and construction due to the rapidly evolving biotech sector and rising costs, particularly influenced by Virginia's data center industry.

The University of Virginia (U.Va.) is constructing a $350 million biotech facility, set to partially open next year with about 177,000 sq ft fitted out. The project, which began planning over a year ago, is influenced by cost escalations linked to Virginia's data center growth and the demand for MEP services, estimated at over $120 million.
Skanska, the construction manager, began work early on critical design-assist subcontractors and used BIM technology for utility routing and coordination. The site preparation included complex excavation due to subsurface rock, with the need for stakeholder outreach during blasting operations.
The facility will support a range of research activities, with plans for future expansion based on demand. Upcoming milestones include completion of the building envelope and HVAC system installation, aiming for operational readiness by next year.
