A new retail development called Destination at Gateway is under construction along SR 24 in Mesa, anchored by a 175,000-square-foot Walmart scheduled to open in fall 2026. The retail project, which represents a $300 million investment, is being developed by Diversified Partners on a 40-acre site.

The Walmart will include a fuel station with 10 two-sided pump stations and occupy 17 acres of the 165-acre overall site. Interest from auto dealerships has been noted, although none have been announced yet.

The Mesa City Council approved the rezoning of 62 acres from industrial to commercial use in 2024. Construction of the retail component is expected to continue through mid-2027, with off-site work nearing completion.
