First Residents Move into Friar Gate Goods Yard Development in Derby
276 homes are being constructed at the Friar Gate Goods Yard, with the first residents moving in as of March 2026. The project's completion is expected by late 2028, revitalizing a long-derelict site.

Construction commenced in October 2024 on the 11.5-acre Friar Gate Goods Yard site, which will feature 276 homes. The development includes restoration of the 19th Century Bonded Warehouse and Engine House, set to provide 111,275 sq ft of office space and commercial units.
Extensive green spaces and pocket parks will enhance site biodiversity. Historical significance includes use as a goods depot for the Great Northern Railway and storage for the US Army during WWII. Completion is projected for late 2028, emphasizing urban brownfield redevelopment.
