Ionia Planning Commission Approves Site Plan for Tim Hortons and Chillbox
The Ionia Planning Commission has approved a site plan to convert a former Rite Aid into a multi-use facility featuring Tim Hortons, Chillbox gas station, and a car wash. The project, led by Bazco Holdings LLC, includes modifications based on Michigan Department of Transportation requirements.

Bazco Holdings LLC is set to transform the former Rite Aid in Ionia into a 22-pump Chillbox gas station with an attached Tim Hortons coffee shop and a tunnel-style car wash. The Planning Commission approved the site plan with a 7-0 vote, with changes including a redesigned driveway for traffic flow and removal of two gas pumps.
The project timeline is contingent on obtaining building permits, with EV charging stations planned for the southeast corner. This development could enhance the area's commercial viability, though traffic management will be crucial to prevent congestion.
