The $240 million Manhattan Beach Studios is being promoted as a site for advanced aerospace and defense manufacturing amid a shift in the local economy. This change reflects increased Pentagon spending and a demand for manufacturing space, particularly in Southern California's aerospace corridor.

Manhattan Beach Studios, a 22-acre property in Los Angeles County, is being marketed for advanced aerospace and defense manufacturing, with bids due July 28. The site, located near Los Angeles Air Force Base, boasts 78 megawatts of available power capacity and is situated within a region that has over 100 aerospace and defense technology firms.
Demand for industrial real estate in Los Angeles related to aerospace and defense has surged, accounting for 11% of new leases in early 2025, up from 2% in the previous decade. The average home price in nearby Manhattan Beach is around $3.3 million, highlighting alternative development potential.
The defense sector's growth, driven by increased government spending and geopolitical tensions, contrasts with the declining demand in the Hollywood production space, which has seen significant job losses. While Hackman Capital Partners, the studio's owner, has faced challenges, negotiations with potential tenants focused on advanced manufacturing and aerospace are ongoing.
