B+F Timpanogos plans to redevelop a vacant warehouse in Provo, Utah, into a 66,000 sq ft data center. The project will offer initially 5MW of IT capacity, with potential to expand to 30MW. The facility will utilize a closed-loop cooling system and rely on natural gas for backup power, with an investment of approximately $280 million. Approval for zoning amendments is recommended by city staff.

B+F Timpanogos is proposing to redevelop a vacant warehouse in Provo, Utah, into a two-story data center totaling 66,000 sq ft. The project seeks a zoning amendment to include the site in the city's data center overlay district.
Initially offering 5MW of IT capacity, it can potentially expand to 30MW. The facility, totaling 132,000 sq ft, will use a closed-loop cooling system and natural gas for backup generators. An investment of about $280 million is anticipated. City staff recommend approval of the requests, while property adjustments will meet the requirement of maintaining a 200 ft distance from nearby schools.
