Schoharie County Planning Commission Approves Shad Point Housing Proposal Amid Resident Opposition
The Schoharie County Planning Commission has recommended approval for a mixed-use housing project in Cobleskill, despite significant opposition from local residents. The proposal, spearheaded by Chacho & Sons Holdings, involves 33 acres and includes various residential units aimed at addressing local housing shortages.

On April 6, the Schoharie County Planning Commission voted to recommend approval of a mixed-use residential development by Chacho & Sons Holdings, which includes eight single-family homes, 36 duplex units, and 32 apartments on Shad Point Road. Despite the approval, local residents expressed ongoing concerns about issues such as water runoff and the proposed use of residential land for storage units.
Developer representatives indicated that changes had been made, including altering the primary access road to Route 7 for improved traffic management and the installation of a booster pump station for adequate water pressure. The Town of Cobleskill Planning Board will lead the final decision-making process, and the project's stormwater management plan is pending review to ensure compliance with environmental standards. The continued opposition from residents suggests potential for further disputes, highlighting the tension between development needs and community concerns.
