Medicine Hat Council Approves Ranchlands Rezoning and $21M Utility Upgrades
Medicine Hat city council has approved a $21.55 million increase to the electrical distribution budget and a rezoning for a residential development. This decision reflects a shift from commercial to residential use in the Ranchlands area, impacting local infrastructure and future development plans.

Medicine Hat city council has unanimously approved a $21.55 million increase to the electrical utility distribution budget for modernizing aging substations. This allocation aims to address reliability risks posed by three substations nearing end-of-life, with procurement for specialized equipment beginning immediately due to long lead times.
Concurrently, the council approved a rezoning of city-owned land in Ranchlands for a four-story residential development, moving away from its commercial designation. This change aligns with market demand trends and addresses a housing shortage.
Councillors noted that despite some preference for commercial development, the lack of market interest necessitated the shift. The city plans to continue community engagement during the development permit process. The council also initiated a review of business licensing fees and discussed a proposed Development and Expansion Incentive Program for local businesses.
